I've been a financial planner for 17+ years and one of the main things I've learned is that the more I think I know what's going on, the less I'm actually correct. 

My plan is to mainly focus on cash flowing properties that make the 2% rule. 

We work with lots of clients that are high earning professionals and are looking to start investing in real estate and we provide a simple solution that doesn't take away from their main focus of their high earning job.

Are you mainly focused on Toledo, or open to other markets in Ohio?

I understand the two main downsides of condos being monthly fees out of your control and little appreciation. 

Although I do know someone who has guest bedrooms and uses them mainly for in laws visiting from out of town.

The original goal, rightly or wrongly, was to maximize rentable units, so we rebuilt the main house from the foundation up into a 3 bed 2 Bath 1,600 sq foot main house, and added a 600 sq ft 1 Bed 1 Bath JADU, along with a 1,200 sq ft 3 Bed 3 Bath ADU.
