I haven't been in Detroit long but I've gained quite a bit of knowledge there about the section 8 and housing markets there in general.

So buying an investment property for short term rental doesn’t make sense. 

Long story short, I have no primary home and the property the guesthouse is being built on is a LLC with 3 years remaining of 20k PPP.

I've asked for the loan details so I can see the terms and fine print of the loan myself and am doing extensive research, but would love info from the community.

Then they complain that our process takes too long!

Many traditional banks won’t touch them, and even DSCR lenders will avoid them if the build out is done prior the securing long term debt. 

Plus, there’s already a long term tenant that has a great track record.

I am interested to see if anyone else has invested in that zip code, and what they think long term values (5-10 years) will look like.
