(b) Is it okay to talk to multiple realtors at the same time (I'm thinking it would be better to have a separate realtor with lots of market knowledge and experience in each of the mentioned locations) or should I only plan to use one?

It is in a perfect location (off the square) in a very popular tourist town outside Austin, Texas. 

From a legal standpoint, many investors set up an LLC in the state where the property is located (Oregon in this case) to limit liability.

We bring all our own food, linens, etc, and typically don’t even have running water at these locations.

How can we tell if the increase in house size done legally as there is HOA governing for this location? 

But at a $1.5M asking price, as long as you don't have to spend more than $300k in rehab (without raising rents), this is a slam dunk deal that should easily be financed  at 75% LTV by a "investment real estate-friendly" bank/credit union that is located fairly close to the properties.
