I avoid any dark colors, if I ever wanted to paint back a lighter color, I would have to primer first, which is more work for me.

It appeals to me because it is lighter weight than stone, slate, tile and would be easier on the floor joists.

I live a few hours from the cabin, but if I happen to be there, I'll bake cookies for the next guest.Charcoal and lighter fluid for the grill, hairdryers, first aid kit with itch relief ointment for bug bites, etc., umbrellas, ponchos, spices, cooking oil, coffee, tea sugar, detergent. 

But if I were to do anything, I'd just go with a lighter trim color to give more contrast between the trim and the green on the home, maybe a light gray or even white. 

My listing says "only small dogs", a potential tenant called to say her Weimaraner was 50lbs ... so small for a Weimaraner. The listing also says "no smoking of any kind" ... potential tenant's Facebook and instagram ...

The wall paint always needs 2 coats, no matter what I paint over (mostly painting over lighter colors).

After the shock of coming up with a $15k budget, I am now thinking that I may be better off doing a lighter rehab.

To wit, the project we're on right now has some saved-wood floors that are more than 60 years old, so we're having to use something like special walnut or dark walnut (Minwax), but normally we try and go lighter like, say, cherry.
