@Xi GuoI wouldn't go into it UNLESS you have an unfair advantage and a long term plan.It is possible to create a haven for honorable people, however you have to stick around long enough to earn a leadership role.This is not a flip and it's not an ATM machine.

I would highly encourage you to find a RE Lawyer that will look at your current lease with the current tenant along with their "demands" as realistically, paying a RE lawyer a couple of hundred bucks is going be a worthwhile education, plus, may save you thousands on that weird agreement the tenant is "demanding" you sign.Being a landlord is very tough and I believe it to require STRONG LEADERSHIP skills.

Until Detroit gets good leadership, has money to hire 4x the police force and crime decrease for about 5-8 consecutive years, its a speculative investment.

Then see if you can work for/with them in some role...maybe as a research assistant, or if they are an adviser for a club on campus join that club and try to get into a leadership role within the club so you have a chance to rub shoulders with them outside of the classroom and maybe in a more relaxed setting than even the club duties.

My "day job" is running tech (mostly software dev) for an internet startup, but I'm realizing that I'm not a city guy and all of the demand for my tech leadership skills force me to be in New York City.
