Just invite someone and you are good to go. 

In fact I know plenty of landlords that do very well there.

Plenty of people from the California area find a good amount of success out this way.

There are plenty of flippers making good money here.

Now with that said, if they're hosting a live event or an invite to something, of course I'd want communication.

That said, it is a great place to invest and there are still plenty of good deals despite the national attention!

I remember a buddy who once represented a client in the Santa Cruz Mountains.. this client turned an old barn into a shared art studio and invited local artists to rent the space, which ended up boosting inccome in ways they never imagined.The Redwood market can be tricky because of environmental restrictions, zoning quirks, and limited inventory.

Plenty of houses in these neighborhoods are boarded up, and retail plazas are vacant.
