I've never have a vacancy in 7 years unless it was self-inflicted (voluntarily upgrading properties).

A PM would have protected you from such self-inflicted injury.

So some of this seems self-inflicted… but regardless, they really are less in it for the money and mostly just want a nice looking community.  

Just making sure tax benefits are not your primary reason for getting in to them :) IRS knows if you have 100k w2 then it's very hard to afford an STR, IRS likes to create a self-inflicting rules.Basically IRS says you can tax loss if you can do such and such but only if you're poor enough to do such thing.

Thats not to say they won't because it is obviously unfair we won't keep giving them extension, putting up with unapproved pets, and letting them live in filth but at least those are self inflicted complaints they would  have on us.  

With the Project Plan finalized the process of getting the ball rolling became a self-inflicted complicated mess that, in hindsight, ended up not being worth it at the end.

Sometimes you get those scumbags that know the system and know how to inflict maximum pain for no other reason than they know they can get away with it. 

You have fly-by-night agents recommending rough neighborhoods and properties; and frankly this can be self inflicted and is often just to meet an investors unrealistic expectations.OOS investors often run terrible properties, knowingly or un-knowingly.
