In my opinion, if what you want is leads, you aren't going to make the right use out of Pro because you will be trolling for buyers and sellers instead of being an asset to the community and answering questions.If you've been a Pro member for several years and have only made three posts, you haven't been interacting with the community over that timeframe and that is where relationships are built.

Based on the value of a property you can likely get away with a inexpensive desk top study such as condos and you will require a more comprehensive engineering study for larger properties like a 4plex.Desktop / modeling options are sometimes good for smaller residential like you mention.

Thw more dense a project the better chance the numbers work. 30 inexpensive homes on 3 acres will pencil probably before 5 expensive homes will because you still have to spread your infrastructure across 3 acres.

@Josh R. there is another option, one that would raise you're ROI too infinite, eliminate that finance rate too 0%, and via reduction in $-expense, increase cash-flow.

If you use a DSCR rental loan it could be as low as 3-6 months of time seasoning required so it depends on what product you're using to accomplish the mission/goal.The time frame isnt a legal requirement, its a financing product specific requirement as a guideline to obtaining the money in which you seek.If you had other scenario related questions feel free to mention them below or via DM.
