If you want to work as an unlicensed broker you have several things to consider including your state laws, FRAUD BY INDUCEMENT if you put properties under contract with no intention or ability to close, best ways to trick a seller into signing a contract with you, how to deceive them when you want to show the house, and more. 

Your other option is FRAUD BY INDUCEMENT leading the seller to believe their house is sold and then using the old escape clauses most of these FRAUDS AND SCAMMERS use. 

fact is the way American gurus teach wholesaling its not legal in virtually every state in the union.. same rules apply.. entering into a contract with no ability to close is fraud in the inducement to contract.putting a property on the open market through website e mail blasts craigslist etc that you don't own is not legal without be a realtor.. we do need to remember this is all about the clever investor selling his program so he can drive his Lambo :)

When asked legitimate questions about victimizing the public, backing out of contracts, fraud by inducement, etc these operators are silent.

@Jonathan Vese While you may know people who have engaged in fraud and gotten away with it - make no mistake - if you lie to somebody in order to obtain their money or property or to induce them into giving you money or property that is fraud.

If the owner wins, the counter suit is asking for damages and one of the first accusations by the defendant's attorney is "fraud by inducement".

I suspect they're removing formerly standard features to induce people to upgrade to PRO.
