Then you pay to your broker some fees which is not transactional - E&O insurance, legal fees, office (mailing, copy etc), that's another maybe $300-400.So you end up with $2.6K out of your $12K paid to sell your own flip.Getting license to make money doesn't make sense unless you want to sell volumes - like $5-10M per year.The only purpose of getting licensed I see in access to information.

If the report allows for spot treatment, you can just pay for the spot treatment and not tent the house so long as the infestation does NOT extend into inaccessible areas.
