If / when it becomes common for sellers to not pay then buyers will be bent over the barrel and I foresee more lawsuits regarding representation or implied agency ahead.

What this implies is the average San Diego purchase has huge negative cash flow at acquisition.My opinion is it is likely going to take more than 3 years for a high LTV home purchase to have positive cash flow.
