Immerse yourself in that niche and surround yourself with those in that niche.  

In the interim, I'm immersing myself in all things REI.

The best way to secure the best deal is to have the most information, so a year of research, due diligence and immersion can certainly help. 

Hello all,I have been immersing my self in real estate knowledge to prepare to pursue a house hacking deal this spring as my first property.

. - Have enough (take home after tax pure cash flow) from my properties to match my current w2 net income ( which roughly 7500$ to $11000 monthly)- Not create a lifestyle where I am so immersed in my real estate investments that I cannot enjoy life.

Good question - Since I have left my W-2 in anticipation of moving, and to facilitate fully immersing myself in real estate, my savings rate has essentially dropped to zero for now, so I know I need to be careful until I start generating more deals.
