Make home made meals every night.Then you get a tenant threatening to sue you and you can't sleep for nights on end.

The tenants we have in one of our houses are fantastic, love the house, keep it in great repair, rent is on time, and they even occasionally send us a bottle of home made wine, which is always a pleasant surprise.

I use several home-made spreadsheets for creating budgets, but I think you're a bit optimistic to think you'll be able to just enter number of beds/baths/etc. to get reasonable estimates.  

My recommendation would be to keep an eye on Craigslist and then drive your areas looking for FSBO and For Lease signs that appear more home made. 

So with the right system it is totally possible.I do not use a LLC as  self managing and have a mortgage on the home made it not worth it! 

Many of their applications look home made and very unprofessional.

I've been through HubSpot, Salesforce, and I've tried using homemade systems on Monday.com and Trello, but that seems to work best for my style of communication.
