Even if you were to use an electronic lock (w/ backup key) at your external common entry, you can still use a master key for the building and have tenants keys work in common doors as required (entrance, laundry room, etc) without the need for multiple keys.    

At this point, any issues should be external. 

Cap rate is a factor of NOI, tenant credit and external market factors.

It's not in too bad shape, but was a smoker's house and hasn't had any cleaning done in years.Based on a quick walk-through I'm looking at internal painting, minimal external painting, carpet replaced (or removed to get to the hardwood floors where possible), a bunch of minor repairs to things like gutters/eaves/etc.In a perfect world, this relationship would continue to care for the property as issues occur in the future.

This really sounds like they just want you to process payments through home away checkout instead of whatever external processor you might use.

The foundation and external brick are all in good shape, but the prior owner let it go for some time, and the leaking roof has caused a lot of damage.
