Hard money lenders (HML) typically want to ensure you have the financial stability to handle the property and loan repayment, so proof of liquidity is a common requirement.

I like this idea because it reduces the potential vacancy I could have by doing a short 3- to 4-month lease that ends in April or May, then starting over with a year lease.

I think funding someone else who is experienced when starting would be a great way to reduce your risk.

The rule of thumb is, if you can't handle the potential call from the lender, don't do the deal. 

If a PM handled similar situations, they would be using their HVAC go to technician, they would take a certain % of the total and add ontop of it for themself, parts would probably get marked up, it would be like 3x.

Capacity and Tolerance. 1) Capacity: how many people can you comfortably fit in the property, is there room to add more, or add more value to the tenants to increase rent.2) Tolerance: How many people are you comfortable living with, if there are vacancies are you able to handle that.House hacking is an amazing path to homeownership, and a nice low barrier to entry into self managing your properties.
