i couldn't do a BRRRR last year because I got outbid on everything i went after.the points i was making are that (1) success right now is therefore taking more effort and (2) standard LTRs in good neighborhoods are still a great long-term strategy, but they don't cash flow. 

We understand the committee has put the issues on hold due to Helene recovery efforts.

Just have a good house/apartment at a fair market price and you should be able to find a tenant without a ton of effort. 

Got paid for it and really enjoyed it, but that same amount of effort if done for us would have taken us to some really lofty levels.My friend is extremely happy.
