The redemption price is: The bid amount, Plus any taxes paid by the purchaser after the tax sale, Plus any special assessments on the property, Plus a 20% premium of the amount for the first year or fraction of a year which has elapsed since the date of sale and a 10% premium for each additional year or fraction of a year thereafter plus the sheriff and advertisement costs.

On the other side I have some friends who own a fraction of what I own, but they make more money monthly and are better positioned in the event of a crises because what they do own is completely paid off.

So now it's about buying a SFR with a room that you rent out for a minor fraction of your mortgage payment... and that's now called "house hacking."

I keep about 20-25k in reserves for my properties (I don't keep a reserve per property because I think it would be so rare to have major issues at every property at once - kind of like fractional reserve banking for my property reserves). 

I just wouldn't pay a guru.Read the forums here, listen to the podcasts, read the Bigger Pockets books, the worksheets, the willingness of people on this board to weigh in on potential deals.That in itself is honestly enough, you will get all of the information (and likely better info) at a fraction of the cost.Find a good real estate agent that specializes in working with investors and tell them you are looking to get into real estate investing and see if they can help you get started.Let me ask this question, what do you hope to get from a guru? 

In this market, cash is more important than a fractional difference in the rate.
