I've been fortunate that I haven't lost money lending through my retirement accounts....yet......but I have lost money lending outside of it.The more lending you do, the more likely it is that someone will not pay you back so just be prepared for that.

(doubt this is accurate)Regardless0.02% of 500,000,000 = 100,000 people are successfulSo you see ONE HUNDRED THOUSAND success stories, people holding up checks, bragging about how many Lambos they buy... but what you will never see are the rest of the 499,900,000 people quietly crying in the fetal position on the floor that lost a fortune trying those tactics.You don't hear from them, you don't see them and you only see extremely incomplete data.Again,I would stop telling others it is a numbers game.

Fortunately, we were able to save them.- Sectio 8 also requires taxes be current.3) Insurance: we require an owner to add us to their policy for liability protection.- Have discovered owners with lapsed ploicies they thought previous PMC was handling.- Also found terrible policies that owners had, that they didn't understand.4) Utilities: We check that all utilities are properly set up and cofirm or enroll in any Auto-Transfer of Service programs to avoid no heat during winter leading to frozen pipes.- Dealing with a very upset new owner client right now that previous PMC didn't handle the water account properly.

I've fortunately never had to evict in Alexandria city - but it is eye opening to read about the city's attempts to keep a non-paying tenant in your property.
