Portfolio banks and credit unions, private lenders, a ton of IRA lenders are all good sources.Honestly, I would venture to say that maybe 40% of the reverses we do could be handled as just regular exchanges with a little more foresight and planning on the part of the client. 

Fortunately the client had the foresight to name some DSTs as options. 

If I had had the foresight to roll to a Roth when I was younger, my decisions about Real Estate in the IRA would have been different, since Roths have more advantages IMO. 

I also made $30 million since 2001 by not syndicating, by not having partners, by not listening to real estate brokers and by not having a property management company.If you have $500k and you need the help of others to invest your money then invest in insurance annuities because the real estate business takes a certain amount of business savvy, wisdom, experience, foresight, the ability to understand how to deal with tenants and the ability to be in full control of everything at all times.Keep your money in a safe place until you know you are ready to make your own decisions without depending on others.

We did not get the credit report or a written background check of the tenant that was already in place and in foresight that is something we should have requested since they are now up to date, but they were late for a couple of months which made us very concerned.Thanks.
