I laughed out loud last evening when reviewing our local buy/sell/trade facebook page when a guy was advertising a 1980 Ford truck.

If you don't pay Verizon, Comcast, Ford, they just shut you off or come collect their stuff, and then sue you for the difference.

Then you buy a Ford and tear it apart and put it back together again with your Ford manual.

General Rule of thumb to use for SFR, but can be a quick guide for what you're looking at..1% for A neighborhoods1.25% for B Neighborhoods1.5-2% for C Neighborhoods2+% for D Neighborhoods.Not sure of the exact location, but I would venture to say you're probably in the C range in Madison and the way she is charging tenants/ vacancies.As-is with vacancies I would estimate $390,000.Completely Occupied / No major deferred maintenance $590,000.I'm curious to see other peoples thoughts on this too..

@Denise Ford  not everyone has bad credit.. most people have good credit.. but RE can allow bad credit people into the game...

@Erick Michael Ford did i understand you correctly that you are 18 years old and already own two single family homes that you rent out? 

Those #'s look really good though but for D class I'd get a second opinion from multi-family local experts.
