So, every time I hear from someone that they know, for a fact, that their investment idea is foolproof I feel the need to explain that assessing the risk is difficult and the most-important aspect of investing.How many times does it take to understand that investors should never rely on or trust someone with your money or to think that a partnership is a sound and foolproof way to invest your hard-earned money.Very rarely, do partnerships work out.

So even if you are forced to buy it through hardmoney, the deal IS a good flip for you AND you WILL sell it immediately to a back end buyer  so this is pretty much (almost) guaranteed fool proof!

They may frown on it in theory, but in actuality you'd be doing them a favor by exercising their valve for them :) I'd bet that they guy they would send out to do it for them wouldn't mind you doing it.This would be the fool proof, cost effective solution assuming the residual water in the incoming Cu pipe in the box is not a freeze point.

That was my plan too as I have language in all my loans that prohibits secondary liens.However, this is not foolproof, I found.

Nothing is fool proof, but I have never known anyone to get caught this way....Yes, I've "heard" of 1 or 2 people getting caught by showing up, but the pay as you go just adds another layer of protection.

While not foolproof, having for example, a second property inspector to inspect the first inspector's finding for veracity will help you avoid (but not eliminate) some undesirable outcomes.

Do the same thing you are doing here, keep your eyes and ears open, turn your BS Meter way up and enjoy the ride, and be wary of strangers asking you for money in exchange for their "foolproof systems".

Of course they could make a mistake but with how automated the meter reading, software and billing is they are pretty fool proof.
