On 2/19 - after the lease was signed - I called two HVAC companies and they both said the issue is that the furnace had no heat pump, and was running solely on 2 heat strips.

Gino if I was betting that is what I would bet on.. also many students will put these in CC then try to get the CC card company to reverse it.. sometimes the CC card company will do that.

Our company started precisely the way you stated your idea came to you. 

My managment company has made more than a reasonable amount of attempts to get the HOA to have this repaired. 

I used to have CoStar with my previous company, but no longer have access. 

A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.   

Since the average company lifespan is 10–18 years, most private-sector jobs your current tenants hold will disappear in the foreseeable future.
