Just make sure you don't get a "fly by night" one or a company that moves into town just to get claims.

The last time we failed a section 8 inspection was approximately 30 properties ago and then passed our second inspection on that failed one with flying colors a few weeks later.

I wouldn't buy a property based on numbers from a turnkey company, agent or wholesaler, but fly or drive out and look at the property and neighborhoods.

For example would you fly on a plane with a first time pilot for $100 flight or with someone who has been doing it for 30 years for $300....

While is was a nice form of Flattery the comp was not worth my time.Some of the coaching is done on line and with calls.. other coaching that I was offered the coach's actually fly to the students market and will work with them in market for 5 to 10 days.

Normally I have more time to prep before arriving, however I was so busy and had a closing the day before flying to Cancun  I wansnt able too chat with everyone about what extra meetups were taking place.

This further leads me to think that this renewal probably shouldn't fly. 4.

@Mike Hoover I believe you left out the Cayman Islands bank accounts, perhaps just an oversight :) 

That certainly doesn't fly in Philadelphia where I am located.  

A lot of markets have shifted, but there are still some solid options out there.Right now, you might want to look into places like Montgomery, AL and Baltimore, MD-two markets that are still flying under the radar for many investors.
