I called it a dog-hair pancake. 

Here in Canada we would just get together  apologize to each other over some pancakes and maple syrup..I kid but that is an unfortunate situation to find yourself in.

I think it gives it a older stately look.Regarding the wooden columns, if they are not too far gone, I've seen Bondo used to patch them up ( I have no idea how long it holds though).I think just doing a cut back on the foliage would be a big improvement, plus a driveway for off street parking.And straightening the porch roof line might make a more "put together look" for the property.Pretty grass, but it's so long--like waving fields of grain.I wonder how many pancake breakfasts have been served in this home over the last 100 years--all of the different people who have lived there.Anyway, for fun, I make a mockup with the foliage cut back and some other upgrades (which might not pay off in a flip).Good Luck!

When I say I am tired of all the FLUFF, I was referring to many mentors, gurus, teachers, whatever you want to call them.

Own the underlying asset, worry about a fluffy $100 later.I am a believer in buying & waiting, and not waiting to buy.

This sounds like a buy and hold so anything you make on rent in the meantime is fluff. I

And any fluff, is fire for inflation furnace. 

With that in mind,  I started wondering if I could learn what they were supposedly teaching for a fraction of their cost and that's when I found the course "The Simple Man's Guide To Real Estate" by Bill Vaughn - it's not perfect,  its not all hyped up,  there is basically no fluffy bunny that is going to come and hold your hand and motivate you but if you want to learn,  check it out for yourself!!! 

I do see what you're saying, there are no hills here though Yucatan is flat as a pancake lol, but the 1 acre land parcel mentioned above is pretty close to the dump.

- Sellers: Short market times and ample demand are very real but prices are flat as a pancake.
