Like most places with growth though, it's hard to find properties to cash flow given interest rates etc. 

A 20% down payment will allow you to have a positive cash flow, even using conservative projections and a property management company.

There are some legal considerations as well as practical considerations 1.  

If you don't intend to do that right away then do the 20% and save the extra cash flow.

If maintaining cash flow is your primary objective, you might want to explore other options.
