Good afternoon, I currently live in the UK in a property owned here with my partner, I have two properties in WA- One is a long term rental property with no mortgage that I inherited in 2020 and the other is currently used as an AirBnb with a mortgage that I am still paying and have been for the past 4 years.I am looking to sell the house that has no mortgage however we have to wait untill June for the tenants to move out and it is unlikely that it will sell before then as it needs some work done to clean it up for listing.What are my options currently?

The current owner bought it for $30K and I know they had to clean up a lot of title work and started doing repairs. 

Dressers with a nice clean look that have deep drawers and smooth rollers are well over $1K and often close to $2K.

I would say to expect a floor rate of 6-6.50%

Seems a bit high on the exp ratio near 43% but we do pay a premium for our solid cleaning lady, she also stocks supplies, runs errands and other duties for no "extra" charge.

Since Covid this is just the way of the world with STR/MTRs, it can require more cleaning and cause damage but if you want to complete it is a necessity. 

-Both homes have new windows, kitchens, baths, flooring, electric, solar, landscaping, you name it, with custom tile and woodwork. 

I had several tenants complain that they are impossible to keep clean.

I have helped quite a few investors dispose of their 2-4 units this year and they have been cleaning house.  

It helps to make connections with your local flooring, tile, kitchen design studios depending on how high end you want to make your flip depending if it is in a HCOL neighborhood.
