This way you don't need any loans, you get to grow your equity/experience/income with every house, and the passive investors get your time/dedication/growing expertise/energy/and an inflation resistant investment. people want good investments, the Horse, but they mostly judge that by the earnestness/ambition/expertise of the Jockey. good luck :)

"Buyer to receive $5000 credit at closing, Buyer agrees to replace subfloor with 3/4 plywood, mildew resistant and sound proof flooring insulator"Obvious labor is expensive, What are your thoughts on this.. the actual subfloor is fine but its in the contract to install new subfloor anywaywith the "replace subfloor", could I install new 3/4 plywood over the existing subfloor which technically i am replacing the subfloor or do i need to discard the old subfloor and install the 3/4 plywood??

Sellers, in light of this new proposed ruling, will have a knee jerk reaction, but in time they will themselves see the importance of having to compensate for greater buyer attention.We came out of a white flame hot covid market where commissions were flying, sellers were getting paid, and buyers were getting smoked if they couldn't bring 100K above ask.
