You’ll want to get loans from local banks and credit unions but you may run into issues with more limited features.

The virtual agency, The Real Estate CPA, was featured on Bigger Pockets and has their own podcast but I have not found any reviews for them. 

I believe Paula Pant had a recent podcast episode on Afford Anything that featured a couple who lives in Japan and invests in the US.

I would encourage a deck as well.
