Hi Andrew,I like your wrap around porch, and as you wrote, it's a huge architectural feature on your front facade, so it needs the proper balastrade.A simple and inexpensive solution would be simple square 2"x 2" wood balusters, rather than the skinny aluminum versions, all around the porch.

I will use this info to better calculate potential profit on future houses we consider for flipping.SCOPE: new floors, cabinets, countertops (quartz), 8ft island with butcher block and prep sink, relocate powder room, add laundry room w/ stacked washer/dryer, new driveway, new vinyl siding (removed brick facade on front of house), new furnace/ac, paint throughout, carpet bedrooms, minor updates in bathroom, new front windows, new roof, update fire places, new appliance suite, fixtures, new lighting, updated electrical, some gutter and drainage work, new concrete patio to replace existing pavers.I drew this floor plan using MS Visio.

If so, if it has been 6 months and there are no cracks, there is a good chance there is no movement in the foundation.Fireplace: (1) Cracks in or around (2) Leaks (3) Look at the fireplace facade.

Most Dollar Stores 1,500,000 and below typically are in rural to weak suburban locations and have front stucco or sheet brick facade with sheet metal sides and back.About 15% of Dollar Stores are upgraded full brick etc. type construction in what I would consider to be good solid strong suburban locations.
