Even a small balustrade is a prominent element to the entry and entire front facade.

Hi Andrew,I like your wrap around porch, and as you wrote, it's a huge architectural feature on your front facade, so it needs the proper balastrade.A simple and inexpensive solution would be simple square 2"x 2" wood balusters, rather than the skinny aluminum versions, all around the porch.

From the Facade, both my building and this building were exactly the same stories and similar dimensions.I immediately called the Real Estate company and asked to see the property.When I got into the property, I immediately when to the BASEMENT.

., I do have a pneumatic nailer for roofing and have done  4 roofs this year with asphalt shingles, however this is a facade and it is shake shingles. 

If so, if it has been 6 months and there are no cracks, there is a good chance there is no movement in the foundation.Fireplace: (1) Cracks in or around (2) Leaks (3) Look at the fireplace facade.

The facade of the building suprisingly, look in decent shape.

Most Dollar Stores 1,500,000 and below typically are in rural to weak suburban locations and have front stucco or sheet brick facade with sheet metal sides and back.About 15% of Dollar Stores are upgraded full brick etc. type construction in what I would consider to be good solid strong suburban locations.

I took a quick look at 2018 RS Means "Square Foot Costs" book (they have several different books)  for 95k sq ft hotel will run $180 per sf with an eifs façade.   

I like a month to month because tenants tend to put up good facades for the first 6 months.
