Debt isn’t bad, but you need to manage it and not over extend it.

Imagine dropping a stone on the Public Garden and watch as the ripples extend outward.

That's a reason to either sell and 1031 (releasing 100% of the equity) or to refinance the property and pull equity out.

They just extended the maturity date on it, but other than that, it has been going smooth. 

Tying the properties together and dealing with partial releases when you sell or refinance one, etc. can all be a headache.

Most who make $500k don't have nearly enough dry powder on the sideline to scale a real estate business quickly enough without making huge personal sacrifices for an extended period of time.

Can it be extended if needed?

I've always gotten a signed "authorization to release loan info" from the owner on record.
