Can you expound on any of their fees and business requirements, specifically if they require you to be an official business entity (e.g., LLC, Scorp) and if they have a unit minimum.

This doesn't make it a bad source for info, just a "one sided view"To expound on that, while the writer is using data to support their conclusions, you need to be careful of seeking out your own confirmation bias....seeking out and only relying on the information that supports your presuppositions.  99% of investors, in any investment vehicle do this.

To expound on what @Gabriel Esparza said, you can't trust sites like Zillow and Redfin for pulling comps in Texas since we are a non-disclosure state, meaning sales prices are not public information.
