The best way I discovered over the years is to export the list of cash transactions closed within the last 12 months in a 1 mile radius around your subject property, skip trace it and cold call.

We do the import-export thing but we always put an eyeball on it.

  $90/month and they made me do most of the bookkeeping work (export out of the bank and import into their portal, even though their Zipbooks portal connects directly to the bank). 

Bonus points if it can be exported to bulk data and allow for breakdowns by studio, 1bd, 2bd, 3bd.Costar has this information but you can only search a single city at a time whereas I am needing to aggregate all at once for analysis.

But I’m going to imagine it’s going to get harder and harder to get a list export service in South Carolina.

There are much better export options than Zillow or Redfin.

Appfolio might even have an API with Quickbooks that will export the records to Quickbooks automatically.  

Another vote for Cozy here, easy for tenants to link their bank account, nice reporting one click to export an excel of payment history come tax season, I also like how it sends an automated "upcoming rent due" reminder email to tenants out a few days before 1st of the month.

But when looking at products like Propstream, or REIPro that have a maximum allowance of list size per month to be exported, do those of you with memberships feel limited, or is that far more than you would need?

The above is kind of how it's always been here in the SF Bay Area, word on the street is that we've been exporting our normal listing price practices to the rest of the country since March of 2020.
