Hello Kyle,When screening applications for the properties that I manage, I always look for:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)I have found this screening standard very helpful when finding tenants who pay on time and treat the property well!

An audit could be triggered by a number of factors that don't line up when run through the IRS's system, and create an exception.

The borrower will need to be exceptionally qualified and have significant reserves (particularly for a jumbo or super jumbo loans of $1-2-5M++) Historically borrowers could qualify with 10-20% reserves of the amount financed, that could jump to 100%+ without significant state and federal intervention.

Think of it like a stock investing club that meets monthly to discuss, vet, and invest in stocks, except it's passive real estate investments.  

So I just joined Buildium, spent hours setting everything up, it seems mostly pretty great, except one HUUUUGE issue that is making my head explode...they don't support credit card tracking?!?!?

My logic behind a area to hold is basically is in my zone of knowledge that means close in and in a  A-B area .BIG fish can have the whole USA in their  zone .Outside of my zone I am thinking flip it there are exceptions like all rules . 

The CPAs and EAs I see on BP are exceptional so make sure you reach out to and chat with a few of them too before making a decision.

There are some exceptions to having a pool like if the house is a block from the beach or it's in a downtown area.
