If they owe more than the assets or equity can cover, then its better to keep those books as seperate as possible (I wouldn't even pay the bills/utilities until the estate has accounts setup for that) as you may need to declare bankruptcy on the estate, and any attempt to use your money until the estate has be settled will muddy the waters, and possibly even cause you legal issues (think fraud or evasion.)

I dont want to come across as evasive, or vague when talking with investors, as I truly am willing to offer great investor terms, but I really dont know how to avoid getting scammed.

If I decide to stay in my principal residence after the sale is closed, the lender may view it as evasion due to the fact that rental properties (investment properties) require a 20% deposit, and I will likely only be putting 5% down.

I don't rent to people engaged in questionable activities, tax evasion or people who have revoked licenses (if they drive up to the property).
