Perhaps it falls to you to enlighten him on his MANY mistakes and oversights (and maybe undertake to NEVER do business with him until he gets his act together).Regarding your comment "Only one other house in the neighborhood was a 2br 1 bath comp. and it hadn't sold in a while.

I am still considering getting a 2nd master's degree even all of the "enlightening" education outside of my formal education since 2002.
