I mean most investors probably believe most folks given a second chance would all succeed and keep their homes that's the dream but sadly its not reality.

I’m an CPA working in the audit practice and dreaming about starting a real estate investment path for me an my family.

If it is block construction the engineers will make you beef up the slab and add piles to support the new weight of the second floor.

after alot of procrastinating (like since I started this thread) I was pushed to write a business plan for my dreams in RE and Architdcture.

Seeing someone with bad credit, messed up financial, no job, putting the debt on his parent's account to pay for this program and hope to achieve a dream that he's most likely not achieve, really breaks my heart! 

Multiply that by 8 properties and that adds up quicklyAt this point I've amassed around $150k in debt, I'm spending hours a day trying to find large multifamily properties with nothing to show for it and the whole passive income dream I was sold seems to be a huge lie.

Just a point of fact Class action suits are a pipe dream at this level in almost all circumstances. there has to be money to collect.  

Now he is 21 years old with a big dream of being one of the best versions of himself.

After weighting all of that, does it make the most sense to try to keep this tenant in place?
