There's a lot of new developments in many areas to consider.If you're considering areas that are a bit further out from Downtown or Midtown such as Marietta, Brookhaven, Sandy Springs, Doraville, Decatur, Duluth, you may be able to find reasonably priced homes.

Its 2 miles from the beach and just 20mins south of downtown and close to 5 navy bases.

The section of Nashville over by Jefferson Street IS a very hit or miss area but the nice thing about it is that it's directly adjacent to some very nicer areas of town like downtown, Germantown, the gulch, etc.

It has a slightly more vacation-friendly vibe with its arts scene, annual events, and outdoor activities that draw visitors regularly.Since you're targeting STR occupancy over 50% without extreme seasonal dips, you might consider neighborhoods near popular attractions, like Tulsa’s Downtown Arts District or the lake areas nearby, which offer steady, diverse visitor interest.

As I understand, rumors have abounded for years about gentrification across the river from downtown but this year people seem to speak of it with a sense of credibility.

I currently live downtown and am renting.

I even saw new single family Rental community near bixby downtown.

If you can handle that, then yes, it can be a good deal: bearing close to downtown and coming in at a lower price point.
