That would be unusual for the docs to say that however. 

We use Google Docs Template - it is good because you can share it digitally as well as print and leave in home. 

Will have docs to title late today and either close tomorrow or Monday latest.

Also all docs are available via google drive.

They usually require experience and they are lots of docs needed from architect drawings to a lot of permitting. 

For the leak, drywall replacement and so on I offered to pay partially I was not legally bound but I had a booking and needed it fixed fast but I didn't pay much about 20% of the fix for the drywall.

If so you may have some full doc options which have the best rates typically and terms.Like others have mentioned you have DSCR loans too but this only allows you to purchase non owner occupied properties (not primary residence or second home occupancy type properties).
