The inspection has another discrepancy as it says baseboard heating in the house but it's actually a warm air system, so I'm starting to think he didn't look at the HVAC at all.

The building is a converted mansion in a neighborhood of mostly SF mansions, and so there is always going to be a discrepancy between what it should go for as a MF because it has a very high value as a SF.
