I have two condos in my portfolio and I like having the HOA restrictions to help keep the community, tenants in check and the risk of the community deteriorating over time is also reduced with a well run association.Currently I live near a huge townhome complex (few hundred townhomes) that was built in the late 90's.

For the most part the US is still a declining market and at 100% on what is likely majority investment properties, the lender would have no insulation against any value deterioration in the market.Under that same concept, I would presume many victims suffer from self-inflicted wounds.

Send a letter to the owner to see if they want out b4 the property deteriorates too much in value &/or housing code violations build up.Then our RE agent is older than God so she knows who the old retired to sunny south portfolio owners are & she has approached some for us.

We got to the end of the project and we’d spent so much money and put so much sweat into the house that there were details that we did not take care of such as replacing all of the closet doors, fixing deteriorated carport support poles, replacing bedroom door knobs, among other items.

We put low flush toilets in all our units - unless the waste line is deteriorated cast iron (read: high friction), then we will wait until we upgrade the plumbing.

Concrete will crack, spawl, wear and deteriorate and it can't be fixed whereas you can easily recoat a macadam driveway for about$150.

I guess a couple years ago the foundation deteriorated, they didn't repair it in time and it partially colapsed so the floors are sloped.

There are some things which may need to be upgraded within the next 5 years:Siding - currently there is masonite siding which is prone to deteriorate over time; Probably needs to be pained in a few years and there are some spots which are damaged.
