My advice would be to find a brokerage that would be willing to let you work part time and shadow an agent or broker to at least see some of the day to day stuff they may have to deal with.

Hiring a professional and reputable PMC will not keep you in the dark, they help you stay educated.

I would recommend shadowing a few agents for the next 3-4 months, see if you like it and then commit into the business.

It’s great to connect with knowledgeable people here and not be completely in the dark as I would be without this forum.  

Make sure they use flat white paint for the ceilings (no shadows or glare). $7k is a great price for that house!

But many others, especially traditional layouts that need updates, even easy, cosmetic ones that have dark paint, old carpet, appliances, etc., are just sitting, so you won't have as much competition there but may have to take some time to update.     

If you offer your money with a low return, maybe 5% cash on cash with the caveat that you get to shadow them it could work for both of you.
