Sometimes when people move out others forward their mail to a different address to steal the credit cards, etc. or for identity fraud.

2 former tenants whom i evicted, and have been caught stealing from my property, come to visit, and often stay overnight at his mothers apartment, also my building, but in a different town.

Generally speaking though as long as payments are made most sub to are OK.. its the under capitalized buyer the buyer that is an outright crook and so on that makes these so dangerous for sellers.. there is no real danger to buyer other  than getting sued by seller.

He's not a scammer stealing money from people, but he's definitely selling snake oil.

In the end this kept their payment the same, I pocketed more on a monthly basis (difference that manager had been stealing) and I have had someone make timely payments for 5 years with no repair expenses on my part.

After doing my research and seeing all it's functionalities, I knew their asking price was a steal..

When I hear about a new guru or someone who is taking advantage of people's dreams by stealing their opportunities and money I feel like Red... 

Then you hope the property appreciates more in value than you loose which in Aussie it usually does.I'm waiting for it all to go to $%@# one day so I can go back and buy the cheapest houses in Aussie again lol.Just not sure they will allow me back in again because they still consider me thief that likes to "steal" properties haha
