Compared to the recent pricing peak in May 2022, single-family home prices in Austin are down approximately 11%.For some broader context, here’s a chart of the median sales price of a single-family home in Austin over the past 10 years:As you can see, pricing in Austin is still substantially above pre-pandemic levels.

It still made sense to purchase but unfortunately my investors got nervous at the last minute since we were in the midst of a pandemic and the stock market was doing funky things, so they pulled their cash to purchase it and all my cash was tied up elsewhere, so I had to move forward with the quad and 9 unit. 

There has been a slight uptick in the homeless population since the pandemic started, but they are usually pretty harmless. 

I have a friend who bought 3 properties in York, with 20% down and it cash flows and it increase in value since he bought before the pandemic. 

My intuition served me well just two years later when the Pandemic hit, we fled LA to enjoy our 2020 summer and haven't really looked back since.

It has been interesting to see prices come down in places like Florida, Texas and Idaho and inventory in those places return to pre-pandemic levels.

This could cause real estate inventories to rise as more sellers consider moving on from their pandemic rate mortgages for more lateral and feasible borrowing costs.

With the pandemic, Jersey City's rental market has been hit really hard.
