Contingency based that you guys have used in past or recommend?

If I buy with a financing contingency it is spelled out in detail in the contract.

So, their attorney gets back to them with the new that (1) their dream of a “contingency” fee lawsuit is a non starter (2) that the process is going to be long, drawn out, and (3) that a $15,000 retainer would be required. 

Timeline contingent on good deals.

The leverage you can access is typically contingent on the credit score, experience, loan amount, ARV, purchase price and property location

Hi Shayan,If it were me I would make an offer contingent on contractor walkthrough right at the asking price.

The one item I am not clear on is the 50% contingency on top of the contractor bids.

However, construction can be unpredictable, so have a solid contingency plan.
