Other than that, I don't want to lead you astray with stuff that might be particular only to my market -- we have the legacy of an EPA lawsuit against a water district to contend with local to me, for example. 

I like BBQ and I know Atlanta is a contender in the BBQ world.

While you can definitely get a house under contract as an investor and won't have to worry about the owner occupant rules on a resale, you do have a closing problem that you're going to have to contend with.

The other typical contender is an LLC, but maintaining that entity is expensive.

If the home is not occupied you have to contend with the potential damage done by vandals and thieves.

#1 Miami, Florida With regards to world-class amenities and delicate feature draws, there are couple of urban communities in the U.S. that can contend with Miami.

They stayed in that house for 2.5 years until they bought their first home (where again we and the inlaws went through all serious contenders with them as additional pairs of eyes).

Not sure how they do tiling over there but over here in NJ a house built in the 50s you most likely will have a mud wall 1 inch to 2 inches thick to contend with behind that tile - Not worth the hassle IMO.
