One floorplan involves compromising the size of one of the two bedrooms, and the other involves putting the washer and dryer outside (building a small structure around it) to save the size of the bedroom.

So, you want to have more cool air being discharged upstairs.To avoid having to rebalance the system every season, most folks just strike a compromise between summer and winter and live with the results.Your HVAC people cannot fight the laws of physics.

A compromise is the greige blend like the SW colors mentioned...but it is worth noting that the spec home colors at the neighborhood I visited seemed to be beige, not greige.

This would be another question for the heating specialist.If the runs in the baseboards are split from freezing, there is a good chance the risers in the walls (if you have 2-stories) may also be compromised.

The home I put an offer on was in Lodi NJ which was a bit of a compromise for me in terms of the town I would like to be in, I would ideally like to stay away from more urban areas such as Paterson, Newark, elizabeth, etc.
