My question is: Is this house better off being rented long term for tenants or should I gravitate toward a midterm rental for possible traveling nurses or traveling professionals who want a cleaner, more up to date space, closer to downtown?

That will require a rough and final inspection. 2) When installing drywall you will need a nail/screw pattern inspection. 3) You will need to provide 'conditioned air' to these rooms..how are you going to do this and that will require inspection.Will you have to increase the size of the electrical panel?

Prior to losing the home in foreclosure the previous owner had retaliated against the lender by cutting out most of the exposed electrical wiring and removing the heat and air units from the property. 

I'm a pilot in the US Air Force and move around a lot, but am originally from North Carolina.  

Air filter also in crawlspace inconvenient for tenants to change.

The property has so much issues now, the basement which Steve Yoak worked on has openings and there are rodent issues. the air conditioning does not works, the house is having other issues with fridge as well.

No PM, we manage at a distance with a solid cleaner and handyman.
