I also miss my family, and due to the tropical weather and molds/funguses here, I've been dealing with a chronic scalp & skin condition that will not resolve itself (medical care here isn't that great).I always tell people who want to move here, come and live for a year and see how you like it before you buy anything or ship all your stuff over.

Do you buy in rust belt Midwest areas or the Deep South where you can get the $30k-$80k type 2% rent ratio older 1-4 units that likely will have zero appreciation (unless it's forced though fix up) and are in "chronic poverty" type areas.

If the Tenant is a repeat/chronic offender, we assign the late payment fee on the second of the month.The only time we entertain waiving a late fee is if a Tenant, with a strong payment history, comes to us in advance and asks for a delay in remitting a portion of the rent.
