Also, as fyi, the load amount is for $487,500 (I'm not entirely sure if that would fall under a large transaction category).Yup  I would say there is a good chance that you front the 7500 and don't get the loan.. 

And buy your next primary residence. 

People will rent homes in that area because they cannot yet afford to buy, but hope to buy a newer home in the future and keep the kids in the same school system and around their same friends.

Tenants in lower Classes will have lower credit scores, which means higher chance of defaulting on their lease payments.

This helps keep strong applicants in the pipeline while still giving you a chance to meet them before making a final decision.

when i buy dirt and do the horizontal these deals can take 2 to 3 years 2 years to get through approvals and horizontal  12 to 18 months to build and sell.. thats a 20 to 25 lot project.

Most investors will jump at the chance to do this. 

I say this not to discourage you, but rather to encourage you to prepare for what lies ahead so that you have the best chance of success. 

Like the previous poster mentioned, you would be buying into a payment.
