LOTS of people who travel to legal states want to partake of lax Cannabis Laws.

I've been working in the medical cannabis industry for 3 years, and while its a well-paying salaried position, I recently discovered working in this industry complicates my ability to secure a competitive loan to begin my investing journey.Considering this, I've been contemplating obtaining my real estate license to become an agent.

Question for OC connoisseurs: If you want to invest in a buy-and-hold SFR under $800k and for some reasons (family, personal) you have to either do that in Costa Mesa or Orange, where would you invest for a higher appreciation in a few years?

I turn away lots of clients each year because they "have one or two rentals but likely won't get more" and they own....a trucking company, or they operate in the cannabis industry ect.
